Ventana Ranch West is being designed around the old fashioned concept of “neighborhood” as was Ventana Ranch.

Two community parks, plus additional open space, are being designed to complement the newly designed neighborhoods.

A regional park, just east of Ventana Ranch, offers a variety of sport and recreational facilities including Little League and Soccer fields.

When completed, Ventana Ranch West will offer miles of walking, jogging and bicycling paths.
Ventana Ranch Elementary School, a 13 acre site, located on the east side of Ventana Ranch, just off Universe Blvd. is only minutes away.

James Monroe Middle School is a state of the art facility. Newly opened in 2001, this beautiful school is located on Paradise Boulevard, across from the Little League fields, just east of Ventana Ranch.
In 2008, Universe Blvd. High School, located just 1.5 miles from Ventana Ranch West will open its doors to the area’s teens. Until then., Cibola High School, located close to Cottonwood Mall, will continue to serve the educational needs of the area.

To preserve the integrity and value of Ventana Ranch West, the developers established a set of residential guidelines. Our builders will be happy to provide you with a copy of these covenants.

The Ventana Ranch West Homeowner’s Association will be managed by the developer, Sandia Properties Ltd. Co., the development arm of Sandia Peak and Alvarado Realty.
